Seller Process

  • Constant advertising in one or more of the lead local drawing newspapers until property is sold.
  • We advertise in the Economist newspaper, classified "display" section, every week on Friday or Sunday.  More buyers come from this newspaper than anywhere else!
  • Picture ad participation, every other Friday in the Harmon Homes Magazine.  (The official MLS guide for the South/Southwest Suburban Association of REALTORS®).  ***Please compare***  We take two to four full pages in each issue of the Harmon Homes, compared to most others, who take one page.  Many do not advertise their listings at all in the Harmon Homes.  In addition, we also run two to four  full pages of picture advertising every other Friday in the STAR Southwest Suburban Home Guide and an additional 3 pages in the STAR South edition of the Home Guide on alternating Fridays. We also advertise on a continuous basis in other local newspaper publications properties for sale in Chicago and Southwest Suburban areas.
  • Neighborhood awareness program (at your option).
  • Marketing suggestions - pertaining specifically to how to make your property look better to buyers than the competition.  Complete listing service available with no other company or firm.
  • Open House Program (at your option).
  • We inform you of all Seller's costs in advance.
  • We prepare picture brochure information sheets of properties.
  • We place "For Sale" sign or signs.
  • We notify all office salespeople of new property that is on the market.
  • We review active customers for new listing.
  • We set all appointments for viewing.
  • We qualify all new customers coming to our company.
  • We negotiate as Seller's representatives and encourage prospective Buyers to submit contract.
  • We submit Buyer's contract to Seller.
  • We redeem note (earnest money) from Buyers.
  • We arrange and coordinate home inspections with the Seller(s), Buyer(s), and Home inspection company, and follow up after the inspection with the parties to facilitate the sale.
  • We seek out and obtain the best financing available at the time of purchase.
  • We contact and inform Sellers and Buyer's Attorney.
  • We coordinate Buyer's for loan application.
  • We contact Lender as to status, during transaction.
  • We notify Seller and Buyer of loan approval.
  • We order survey of property or coordinate with Seller's attorney.
  • We order and obtain termite inspection. (Required on all single family transactions)
  • We coordinate information to Seller, Seller's Attorney, Buyer's Attorney, and Lender.
  • We insure the gathering of proper documents.  (Tax bill, Owner's Title Policy, survey, etc.)
  • We arrange additional (subsequent) viewing of the property as needed.
  • We arrange appointment with Buyers and Sellers for personal property sale items.
  • We attend and represent Seller as his/her Broker at closing.
  • We hold possession escrow moneys (may or may not apply).
  • We appreciate all of the feelings and concerns of Sellers and Buyers as they enter into one of the most important financial and personal transactions they will probably ever make!
